The Fidelity International Real Estate Fund (FIREX)
travels overseas for its real estate investments. The fund owns a basket
of real estate securities, primarily commercial property owners located
in Europe, Asia, and Australia.
The fund has paid out total distributions of $1.64 per share over the
past 12 months, including a year-end capital gains payment of $0.77.
That gives it a yield of 9.3% at the current price. Plus, an extremely
low expense ratio of 0.91% takes a relatively tiny bite out of total
returns.

Established in late 2004, FIREX
returned an astounding +43% last year, including both capital
appreciation and dividend payments. That's more than double the +16%
total return of the S&P 500 and far ahead of most of its peers as well.
In fact, its impressive performance put the fund on the leader boards,
placing it in the upper 4% of its category, according to fund tracker
Morningstar.
The fund's $1.4 billion portfolio focuses on real estate and financial
conglomerates such as Japanese real estate developer Mitsubishi Estate,
Australia's multi-national shopping center owner Westfield Group, and
Britain's Land Securities, the largest property company in Europe.
Most of these holdings do not trade on U.S. exchanges or in U.S.
dollars, and the fund doesn't hedge against fluctuations between U.S.
and foreign currency. In other words, if the Japanese yen weakens
against the U.S. dollar, then the value of Mitsubishi Estate's shares
and dividend payout could decline for a U.S. investor. Of course, the
reverse is also true.
In addition to currency volatility, the fund is also subject to a
variety of other risk factors. For example, a global economic slowdown
could depress the value of international real estate and eat into
dividend payments. With that in mind, investors shouldn't expect a
repeat of last year's stupendous performance. Still, the fund does hold
solid investments that should outperform over the long-term.

hedge against the U.S. dollar.
